    A seller who is considering the lease option should keep in mind that the buyer will be credit worthy at the time the buyer seeks a morgage. It may be to the sellers best interest to introduce the buyer to thier own mortgage broker who can work with the prospective buyer to make sure the buyer can qualify at for a mortgage at the end of the lease option term.     I agree that Tech isn't the only answer; however it is a BIG player. As a Real Estate wholesaler in the Chicago Metro Area, I find that using the right technology can be beneficial. Blogging is great for the soft leads, however Social Networking does do better for a more qualified lead, whether a buyer or seller. Social Networking is basically word of mouth advertising, that should always be followed up on personally.

    You are right on target with using Web 2.0 Tactics. In the past I was struggling getting leads to my website. Now that I have started to implement some of these Web 2.0 tactics, I have seen the traffic to my site and or blog increase dramatically. I strongly suggest that everyone out there use some of these stratagies as well. This is much easier than i thought it would be. Not sure how to do it, than just do a web search and you can find hundreds of tips to drive free traffic to your sites.
