    Having placed many listings on Craigslist, with no measurable responses, I have decided to not waste my time with that chore. I welcome hearing from others who perhaps have had success with Craigslist

    Wow! A lot of responses to this article, and passionate ones as well. I am happy to say that Washington State has increased the requirements to become a 'Licensee' and the new law takes effect in July 2010. Not soon enough, if you ask me. I have had the unfortunate experience of dealing with incompetent, ill-educated, self-serving licensees over the past couple of years. Sure, all one had to do was stick a sign in the ground, sit back, do nothing, and collect a paycheck, client be damned. (Predatory? Yup, that's the perception.) "Hey, I got paid, so what?" It is incumbent upon us, as Realtors, to stand above the rest. How? Follow the Code of Ethics. And, should you have dealings with someone whom you feel is violating the Code, seriously consider filing a grievance, or, at the very least have a conversation with that person. As I once heard Adorna Carroll say (sic) "If you are involved in a transaction where the other Realtor (agent) has violated the Code, and you do nothing about it, you deserve to have a repeat performance." (Sorry Adorna, if I misquoted you.) Elevate your profession, do your best to serve your clients: They'll speak highly of you and, more than likely, call you when they need your services again

    Perhaps eliminating the capitol gains tax on the sale of rental property may make investment in rental property more attractive and thus stimulate more investment in real estate and, hence the economy.
