I am a real estate Broker who specializes in Alameda and Contra Costa Counties. I received her Salespersons license in 1984 and with much further education received my Broker’s license in 1989. I am constantly taking consumer protection classes in order to protect her clients. I currently holds six designations . Prior to working with Kane & Associates, I was part owner of a small Alameda real estate company., worked with two Alameda real estate companies and a prominent Bay Area Franchise. I have extensive real estate experience in sales, negotiating, technical skills, management, marketing and training other REALTORS®. I give the best service to her clientele. I stay in constant communication before and after the transaction closes escrow. Since 1993 I have been a state director and held many leadership positions for the California Association of Realtors®. I continue to be active in Local Real Estate Associations. This keeps me updated with Real Estate Laws, Regulations, and Contracts.

    REALTORS do understand the appraisal process. A few years ago when prices first started to rise, the homes were being appraised for $50,0000 or more, over the listing prices. That should have never happened! If properties are appraised at market value then why now, do they come in at purchase price everytime? It doesn't happen very often that a property appraises over the purchase price. I don't like placing blame, I just want all to be right..     It is ashame that this seller and their agent lied and did not disclose!! The Easton case is why we have this agency law. Listing agent and seller covered up the fact that the house was slipping down the hill. This is what gives the rest of us a bad name..Bernice is absolutely correct in regards if asking the question "should I disclose", the answer is YES. Agents ask me that question a lot. Regarding dual agency, I think that a buyer should absolutely have their own Broker for representation in a transaction. I have represented buyers and sellers maybe 4 times in 25 years and each time the seller had a buyer and brought me in just to write the offer. I feel dual agency, when the listing agent represents both buyer and seller, is a conflict of interest. I wish CA could do away with the listing agent representing both buyer and seller. Unfortunately the way dual agency is written into law that will never happen since the brokerage is the agent.     Not only have I been a Broker for 25 years, I have been a CAR director for over 15 years. Also, I have been and will be again Chair of Bay East's Association of Realtors MLS. I sat on a task force many years ago and watched presentations of many MLS vendors including Rapattoni. It was close between Rapattoni and Paragon but our Association chose Paragon. I have seen Concentrics presentation 3 times and I am so excited about that Vendor. The presentation I saw included rubber banding properties but can also band numerous developments and properties in many different areas. The agents who always complain about change are the ones who never get involved with their associations or MLS's to be part of the solution. The Associations are alway trying to be progressive and make it easier for their members. I also am tired of the people who are running the MLS's who make decisions that are not in the best interest of their members but make decisions because they want to protect and keep their jobs! The members of these MLS's never know what is really happening within their MLS's. The Statewide MLS and Concentrics is great! A real estate Broker got together with a technology person to start this company because he wanted a better system that anyone can provide. MLS's can join the Statewide MLS and use their system at the front end. I personally like the Concentric's system. It is far superior than any other system that I have seen. So if you you want to help improve with the future of your business, get involved with your Association. son't be part of the problem be part of the solution.
