    While most won't read anything past the headline I feel it neccessary to point out that the benchmark assumption that is in question is the number of homes in bought as reported by the census bureau every ten years. In the 2000 census there was a long form which asked if a house had been purchased. That number was used to compare the number of homes purchased through the many multiple-listing services (MLS) in the nation. The long form wasn't used in the 2010 census so NAR had to find another data set containing the number of sales not related to the MLS. This article reads as an attmept to feed some froth into a very benign situation. CoreLogic bases calculations on same home sales from a database covering 58% of the population. Projections are all based on assumptions. To say that a trade group is damaged because it found better data shows either a lack of understanding on how data sets are built or an agenda to spin.     As I see it from my perspective as a Realtor and housing policy wonk, is that policy makers need to allow development and lending by the private sector but not unfettered. Responsibility must be maintained by the government for the public benefit. Private money has to be available and development must be allowed. 11 million immigrants is huge. In San Francisco, where I am, we haven't met our state mandated housing goals ever. The affordable housing being build through inclusionary zoning is creating another large bureaucracy to watch over the below market properties. In order to maintain the price structure based on factors of income. That's not factored into the cost of devolping housing, it's a tax burden on the citizens. Plus what incevtive does it give to owners to move. Well regulated private enterprise. That is what our policy makers need to do.     Why do members of local and national associations need 3rd parties to market our listing and services? Why does the public need to go anywhere other than the local, regional, or national association owned MLS to get information on properties available and sold data?
