    As I see it from my perspective as a Realtor and housing policy wonk, is that policy makers need to allow development and lending by the private sector but not unfettered. Responsibility must be maintained by the government for the public benefit. Private money has to be available and development must be allowed. 11 million immigrants is huge. In San Francisco, where I am, we haven't met our state mandated housing goals ever. The affordable housing being build through inclusionary zoning is creating another large bureaucracy to watch over the below market properties. In order to maintain the price structure based on factors of income. That's not factored into the cost of devolping housing, it's a tax burden on the citizens. Plus what incevtive does it give to owners to move. Well regulated private enterprise. That is what our policy makers need to do.     Why do members of local and national associations need 3rd parties to market our listing and services? Why does the public need to go anywhere other than the local, regional, or national association owned MLS to get information on properties available and sold data? Why do Realtors need to pay for the converted leads that surface on third party sites? See above.
