I am the Owner/Broker of a Brokerage Service company in Atlanta, Georgia, Wynd Realty. We are a "Micro Broker" that offer our agents only the essential brokerage services they need to run their businesses.

We are not a traditional "real estate" Brokerage. We do not market our company to buyers and sellers. We market only to agents. We believe agents are better suited to market themselves to the buying and selling public. We do not financially benefit from the specifics of a transaction. All of our agents pay the same flat transaction fee regardless of home price. Our main roles are contract oversight, license management and administrative help.

The role of the Broker is no longer a critical element in the agent sales process. Agents utilize their Brokers just like any other service they use to run their business. Agents choose a web platform. Agents choose an email carrier. Agents choose the Broker who provides the services they need at a cost that makes sense.

United Airlines, Buick and Virgin all offer products that are useful and wanted. Real estate brokerages no longer offer anything of value to today's consumer. How can you brand something of no value? I, like a lot of your readers, look forward to part 2 of article. But, I would bet you do not call for the end real estate brokerages. What other independent contractor trades have such a system? The future can be found in the success of other trades. And, it will not include an outdated franchise system or a forced, useless, board membership program. Jeff Bergstrom Broker/Owner Wynd Realty Atlanta, GA www.WyndRealty.com

What's a "carbon form"? Just another indication the traditional brokerage role is moving on the same path as the public telephone. Jeff Bergstrom Wynd Realty Atlanta, GA www.WyndRealty.com

If the brokerage isn't taking any part of the agent's commission, then the "processing fee" makes sense. But, you can't have both, junk fees AND a commission split. The reasons given for these extra fees are laughable. Brokers who think they need to charge extra for their investments in infrastucture and technology are operating under old business models. Agents need to invest in their own infrastructure and technology. There is not a single feature a traditional Broker offers that an agent couldn't get on their own for considerably cheaper. Considering that many polls have indicated buyers and sellers really don't care whose logo in on the yard sign makes this stance on additonal fees out of touch. If your Broker can not justify exactly what you get for these added fees, change Brokers. As Gary Keller said in his book, "Shift": "evaluate every single business expense--and if it doesn't make money, eliminate it". Jeff Bergstrom Wynd Realty www.WyndRealty.com
