I am the Owner/Broker of a Brokerage Service company in Atlanta, Georgia, Wynd Realty. We offer agents basic Brokerage services that allow them to run their businesses. We are not a traditional "real estate" Brokerage. We do not market our company to buyers and sellers. We market only to agents. We believe agents are better suited to market themselves to the buying and selling public. We do not financially benefit from the specifics of a transaction. All of our agents pay the same flat transaction fee regardless of home price. Our main roles are contract oversight, license management and administrative help.

The role of the Broker is no longer a critical element in the agent sales process. Agents utilize their Brokers just like any other service they use to run their business. Agents choose a web platform. Agents choose an email carrier. Agents choose the Broker who provides the services they need at a cost that makes sense.

Great article. But, I wonder how much change will happen in the near-term when the organization representing us (NAR) outspends the Oil and Gas industry in lobbying dollars to keep things EXACTLY the way they are? Change should start, there but it won't. 1998 - 2008 Lobbying dollars Real Estate Industry: $696 Million Oil & Gas Industry: $687 Million What a waste of money! • I agree the brokerage model

I agree the brokerage model will change drastically over the next couple of years. But, agents will still be responsible for making their own way. Agent dollars and focus will be centered on branding themselves and carving out their own niches and not spent on marketing the Broker who just happens to hold their license. The Broker function will move to the background and be a service to its agents. This brokerage service will actually be a better value add to State organizations in an education and contractual oversight role. Jeff Bergstrom Wynd Realty www.WyndRealty.com

  • I agree, one of the biggest

I agree, one of the biggest changes will be the business relationship between Brokers and agents. That relationship needs to be flushed out further. The use of the term "brokerage" in the future tense is misleading because how we define the word brokerage today. Tomorrow's brokerages will resemble the "practices" we find in the medical industry or the "firm" models of the legal community. They will all be local. The national franchise will die. The "firms" will be local experts in every manner and hire appropriate marketing and technology professionals. Over the next five years you will see a land grab as "practices" carve out their niches.
