We refuse to include background music with any of our real estate videos - and we have 1,000s online. Everything we've ever heard from consumers is that they hate the music, and feel ripped off by slide shows being called videos.
There's some genuinely bad advice in this article. Perfect quality is not required, but using a cell phone camera or a Flip is totally unacceptable for interiors. You need at least a point and shoot with a wider angle lens. Generic YouTube studies on length are useless. Our experience with more than 2,000 real estate videos is the exact opposite. Consumers have learned that 60-second videos are nothing but dumb slide shows and those videos get zero views in most cases. Take whatever time – even if it's more than 10 minutes – that you need to tell the story of why someone should buy your home. Avoid the cheap octopus tripod. Useless in most circumstances. Using a microphone is good advice – but it's totally inconsistent with using a cell phone or Flip. You'll need to step up to a high-end camera to use a mic. Shooting exteriors in natural sunlight is almost always going to produce a better result than shooting in overcast conditions if you're paying attention.
The terms of the offer don’t prohibit Dream Town agents from buying – and I suspect that’s not an oversight. Does anyone else wonder what percentage of this deal will be purchased in-house and later used as a hook to attract buyers and sellers? My guess: a high percentage. Should any follow-on promotion disclose the number of in-house purchases? That’s what an ethical company would do.
