  • The method Gahlord mentions
    By Mark BergmanDecember 7, 2011 - 12:30pm

The method Gahlord mentions could work if all the third party sites subscribed. The fact is that Point2 has been pushing listing syndication for over 10 years. They've also tried to work with an industry group to develop a standard format for syndication feeds. All to no avail. The working group meets sporadically and has made little or no progress. P2 gets accurate data from users of its web hosting and from MLS's that sign up for their syndication service. They send out data, but there is no validation or confirmation that the 3rd party site receives the full feed or complete listing. Secondarily, these 3rd party sites have no integrity and don't care whether the listings they display are accurate or even current. I have a simple fix to the inaccurate data that vexes our listing clients and consumers alike. It's also a fix for the blood suckers who try to profit by selling our listings back to us. "Just say no to syndication!" Syndication just isn't good for our clients or us. If we stop feeding the syndicated sites, they will have nothing to sell us and our clients and customers won't be irritated by misrepresented listings. The consumers will learn that there are three respectable places to look for real estate: the Realtor's website, the local MLS's consumer facing website and Realtor.com. If we stop feeding the aggregators they will sink in the search engine rankings and they will go the way of the dinosaurs and agents who don't carry smartphones. Mark S. • In my opinion, cutting off
    By Mark BergmanNovember 22, 2011 - 6:40am

In my opinion, cutting off Realtor.com is a mistake. Despite the fact that Zillow is claiming that they are in the #1 traffic position "now", that's likely a temporary condition. I've found no significant exposure from Zillow and Trulia. R.com on the other hand has delivered some valuable buyer and seller contacts. we should circle the wagons and support our own SEO and Realtor.com. Mark S.
