NORTH ATLANTA, GA

  • In our property management

    In our property management business we have seen flat rental rates this year after multiple years of rate declines. I believe what we are seeing in the traditional renter has changed and are demanding a larger, nicer home like where they were just foreclosed out of. These renters are willing and do pay more for housing. The rise in rates shown is contrary to a HUD report on fair market rents that show a decline overall, at least in my Atlanta. The report above does supports the fact that nicer homes that didn’t sell are be added to the rental pool at higher prices and are being filled. These nicer and higher priced homes are not like the typical rentals that investors purchased for years. Folks want a place like the home they just lost in foreclosure. Overall, traditional renters are paying the less for the same home and the new wave of renters wants and pays more, so the blended rental rate rises. Ask my owners that have a home they have held 7 years, that are renting at the same rate as 7 years ago. It’s like ‘same store’ sales reports in retail. Compare same rental home rates.
