I'm a 5th generation Floridian who has lived in TN and OH and is glad to be back. I live in Belleair Beach FL (Just south of Clearwater Beach)and help buyers and sellers in the Tampa Bay area. In the past I have been a probate paralegal, trust officer and had my own business preparing estate and trust tax returns. I also sold real estate in Ohio during the double digit interest rate market of the early 80's. I am always happy to give referral fees to agents who entrust their clients to me.     I was selling real estate in OH during the double digit interest rate market and am used to working with creative financing and offers. At that time I would not recommend that my sellers accept contingency offers unless that was all they could get. I always put a time limit on the first buyers removing all contingencies once another offer was received. Today is different. More agents and buyers are used to the "pending accepting backups" status because of short sales. I advise my sellers to review the buyer's listing to see if they are realistically priced and serious about selling. I would also insist on a time limit once a 2nd offer is received for the 1st buyers to remove all contingencies. Again, it's a last resort. For buyers I make sure their property is priced and staged to sell. I also make sure they understand that they may get a better deal without the contingency.
