I have been noticing the rental trend in a big way over the past year or so. And Rochester, NY real estate prices have been relatively stable to the broader market. The rental listings I have leased are getting a lot of action from very high quality tenants and some aggressive competition. Kind of makes me feel like I'm back in the glory days of 2005, 2006. I would say there is even an extreme shortage of inventory for single family homes in the Pittsford, NY and Brighton, NY suburbs. We should not fear rising rents we should embrace it. As rents rise it makes home ownership more economically viable. Matt Drouin Associate Broker Nothnagle Realtors http://www.pittsfordnewyorkhomes.com

Ray, perfect Metallica song reference! These changes will render FHA mortgages irrelevant, just like SONYMA after New York fundamentally changed the guidelines on that product. I can understand why they would do this, but why now? Isn't it a little late to be making changes like this? I agree with most of you, LEAVE FHA ALONE! It helps well qualified but "Conventional Product" marginal buyers make the purchase. FHA IS NOT SUBPRIME! FHA IS NOT NON CONFORMING! You'll be very sorry if you mess with it. Thank goodness I don't have to contend with local government about placement of open house signs! On the other hand, what do I do about the neighbors who blatantly take my open house signs on any given Sunday? I know exactly when it happens, even though I don't see it. My flow of traffic immediately dies out. Have any of you guys had to deal with this? And is there some type of etiquette that I am violating that solicits this type of behavior?
