    When I have a listing appointment, as long as the seller is willing, I take my homeowners on a tour of the competition. It helps them to see not just what the competition has as far as features, but also give them ideas of what to and not to do in preparing the home for the market. It also helps to set a competitive and realistic listing price. As for why do we still hold open houses, just sold $299,900 listing at open house last week. Had 15 families through and met a lot of really great people with whom I hope to work in the near future. I also recently sold my own house at the open house. They have their value to both the seller and the agent if done correctly. Not all houses are candidates for an open house, though.
