I have been a licensed Realtor since 1992, and have worked full time in real estate sales since 1993. I have my Broker's license, and I lead the Biller Homes Team at Keller Williams Bluegrass Realty -- serving Lexington, KY and the surrounding communities. We sell over 50 homes a year -- meaning we have the expertise and experience to handle any residential real estate transaction. And I have 2 buyer specialists (one of whom is my wife) working with me -- meaning we have the resources to give you or your referred client plenty of personal attention.

In Lexington, KY we're seeing strong home price appreciation inside New Circle Road (our first "ring"). The farther out you go beyond that, the more likely it is that a neighborhood will have flat or decreased prices. All the factors cited above are contributors, with the increased cost of commuting right up there near the top of the list. To say our prices are either up or down is virtually meaningless. You really have to look at it neighborhood by neighborhood. Our MLS in Lexington, KY has had an informative public side for several years. I've never seen it as a threat, nor am I worried about non-MLS sites. Motivated sellers want to be listed on the MLS, and motivated buyers go there to find their home. Why? It's the most comprehensive information available, and they know that's where the action is. And who benefits from all this consumer action? The Realtors who contribute the most well-priced listings, because we get the leads from our listings. This is the same rule that applies in all of life: "You reap in proportion to what you sow."
