Patrick Schutte, pronounced "shoota", has been investing in Prescott area real estate for over 15 years including industrial land, commercial space, income properties, and residential vacant land.

In 2001, Patrick joined ERA National Realty of Arizona as its General Manager, managing 3 offices and over 60 agents in Prescott, Chino Valley, and Flagstaff. During the next 4 years, Patrick implemented many SOPs to streamline operations, automated many functions such as accounting and listings process management. He also brought the marketing into the web age with websites, email marketing, and SEO efforts that placed websites high on Google and Yahoo. Patrick was able to build the REO department, Relocation Department, and form partnerships with ERA and Cendant Mortgage, to offer more products and services to the customer base.

In 2005, Patrick joined RE/MAX Mountain Properties where he chose to focus on income property, multi-family, luxury real estate, and the foreclosure, REO, and short-sales markets.

Patrick believes in continuous learning and holds designations as a Certified Foreclosure Specialist, Certifiied Buyer’s Representative, and e-Pro.

He lives in downtown Prescott with his wife, Gidget, and their kids, Mackenzie and Slater, and enjoys running, Spinning, RC aerial photography, bowling with the family.

    Wow Tara-Nicolle, you really knocked one out of the park here with great advice for tenants. I am biased of course, but your advice to seek the representation of a lawyer or a qualified real estate agent is a good one. I've done deals for as little as 1% and usually the bank will pay it. Or the buyer does and it rolls into their closing costs which can be financed in many cases. In each case, the buyer saved money by having a second set of eyes go over closing costs, inspections, etc., plus they had the knowledge that they have access to the my E&O insurance, if necessary.     I'm with Robert from Utah on this one. I focus on the demand side of the equation as well. Cash buyers are coming back into the market from California and the Valley (Phoenix area) and they are expecting some real deals. I find that educating buyers on the process that it takes to be successful with REO managers can make a big difference. Many buyers aren't used to the slow process that some banks and asset managers employ.
