I have yet to see the wisdom in the creation of the HVCC. Correct me if I am wrong, appraisers primary job is to confirm property value not set the market as is happening all to often since this new system has came into play. We have seen a number of circumstances where qualified buyers have walked on questionable appraisals despite the so called recent adjustments or fixes. In my opinion the HVCC has created more problems than it was intended to fix. It's more feel good legislation that does more damage than good. Paul Turcotte http://www.insidedestiny.com

I recently purchased an iphone and while entering my signature into the phone email I thought... I wonder how many agents actually identify themselves as a real estate professional associated with a brokerage. It would seem to me that this is one of those cross over areas where phones are used for both personal and professional use. We require a professional signature for company email. Cell phones are rapidly becoming hand held computers. The new iphone is clearly all of that. A signature that simply says sent from my iphone or Blackberry could very easily be seen as misrepresentation or being misleading, particularly when taken out of context. I would suggest that adding a proper cell phne email signature might be a good addition to your social media policy. Excellent article. Thanks! Paul Turcotte Broker/Owner RE/MAX Destiny

We have certainly seen an increase in the number of transactions falling through since the new guidelines where put into place. Our market has been relatively stable particularly in Cambridge where volume has s dropped while prices have actually increased a bit and multiple bids continue on well priced homes. We have recently seen buyers walk away with appraisals 20 to 40K off of the asking price not wanting to risk paying for a second appraisal. A situations that was more manageable prior to the building of this, yet to be perfected, firewall. Buyers & sellers enter the transaction today with a stress level already pushing high RPMs. It does not take much for the process to redline and possibly explode. Clearly this new approach is not helping to close more transactions and get flow and confidence back into the marketplace. I am in favor of the 18 month moratorium particularly in light of the housing market’s struggle to come back to life. Paul Turcotte
