Is this a good thing that Realtors are sticking with the tried and true in a new and different world? Yes, I still use postcards to keep up with past clients and occasionally to reach out to specific neighborhoods, but if I depended on mailers and print to get significant business in an internet-based world, I might well not be here today making this comment or in real estate sales at all. --Roberta Baldwin Visit me at www.NJDreamHouses.com

Working in an area with surprisingly few short sales, foreclosures, and vacant homes, Zillow still remains generally off the mark. Our towns are a great mix of housing styles and sizes and there is no way an average of a a typical section is going to suffice as a bona fide market analysis. I get a periodic report on my own home from Zillow and it's laughable -- usually about $150,000 less than what comparable houses have sold for recently. I advise my clients, buyers and sellers alike, not to take Zillow's housing values seriously. The other day I did a pricing of a huge, brick home in the Estate Section of Montclair, NJ. The Zestimate pulled by the perplexed owner was under $1M, with the true value nearly twice that. Enough said. --Roberta Baldwin Visit me at NJDreamHouses.com

Wonderful, wise piece, Tara, especially when you speak of "the sacrifices in honor of what I see as the sacred trust my clients have placed in me." That gets to the heart of what we do and are rarely praised for. However, the other night at a holiday party, the host -- a particularly complicated man I've helped buy and sell 3 times -- leaned over and said to my husband, "Your wife...she's got quite a work ethic." He may have been a self-absorbed handful during those grueling transactions, but I guess he noticed! Roberta Baldwin Visit me at www.SuburbanDigs.typepad.com
