My Market, is in Tracy, CA is inundated with cash investors who are making it close to impossible for first time home owners who need to finance their home to get their offer accepted. In a community rentals can lead to decay, where homeownership leads to involvement and an improved community. 178 homes on the market in Tracy, CA, less than a 2 week supply.... cash investors are snatching up houses faster than you can say "Fannie Mae". I was at the CAR Convention last week in Sacramento this was brought up there also. The general feeling was that it gives Big Box Franchises an advantage over smaller independent brokerages. Much like politics he who spends the most money and yells the loudest get what they want. I expect the same in this situation. Absolutely dead on right. As quoted "Private markets were utterly unable to stop their impulse to liquidate." In CA, we have not begun to tip the titanic of the number of homeowners who are opting or will opt to do a strategic default. Bigger teeth won't this. Consumers will take their chances. Only short pay options to home owners, yes the investor will take the loss..... Principal only payments another possibility, instead of the heavy interest laden payments MOST home owners pay now.
