Tina Merritt is a veteran Real Estate Agent and Trainer based out of Virginia. She holds a degree in economics from Virginia Tech and did her graduate work at Virginia Commonwealth University in real estate and land development. An avid social networker and internet marketer, Tina helps real estate agents, loan officers and affiliated industries embrace technology through her own company, Wolkia. In 2009, she was awarded the National Association of REALTOR's first ever Technology Spotlight Award for her efforts in advocating technology in real estate.     "Under a strict interpretation of the FTC's rule now in effect, you'd be required to fill out a confusion-producing disclosure and give it to the seller before even picking up the phone to talk with the lender or servicer." The problem with too many of these transactions is that the agent just assumes that the seller would want to do a short sale and a short sale is in their best financial interest. Depending on the state, county, municipality, etc. guidelines, there may be instances where a short sale is not in their best interests. Only a qualified attorney and accountant can advise properly in these situations; not a real estate agent who took a quickie short sale class online.
