If you were a consumer would you want to look at ALL of the homes available for sale or just Some of the homes available for sale, as determined at the descretion of your real estate brokerage? I have been a broker for many years in several states doing both limited and full service and I can't for the life of me understand why any real estate company would want to be known as the company that doesn't give Buyer's full access to ALL the listings available on their website's search. I understand full-service agents have their reasons for not wanting to deal with limited service listings as they think they have to do more of the work, but is that in the full-service agent's best interst or the consumer's best interest? As this is a service business I would think everything should be in the consumer's best interest. Even seems like an ethical vilolation to not show all the listings. I like the idea of disclosure Bruce mentioned above. We forget that most consumers have no idea what we are talking about here and might not even completely understand that a brokerage isn't giving them full access to the listings.
If Ryan is a member of 80 MLSs he could probably teach this class in NC. To incur the inconvenience and expense to fly in from out of state to sit in an mls training class for a person who has this kind of expereince with MLS's is not necessary, and anyone who has sat in one of these classes knows it. There is nothing earth shattering Ryan could possibly learn that he couldn't get from a 1 page memo distributed by the MLS, and he likely wouldn't even need that. These in person rules are overly burdensome on out of state members and in most cases not necessary. Ryan like every other member of the MLS must know how to enter data in to the MLS correctly, and if missing a class causes him to violate one of these rules then he accepts the fines or whatever penalties result, but he should not prohibited from being a member.
Bill, respectfully, many, including ourselves, have been prohibited by the various authorities in jurisdictions across the country from using MLS in our names because just having it in your name is deemed misleading. You cannot even get a license to do business with MLS in your name in many places so the rules do restirct the use of MLS without determining on a case by case basis if they are truly misleading. Of course on the other hand, they have no authority over those that are not licensed and these companies use MLS as freely as they choose to our detriment.
