As a second generation Floridian, I have been fortunate to be part of a great family who believed in and practice of public service and in doing so have had such an indelible impact on the South Florida landscape. My Great Aunt and Uncle Stanley and Rose Schwartz built and owned the Delano hotel a South Beach icon after my uncle returned from meritorious action in WWII. My grandfather Harold Turk a life long public servant, served as Mayor of Miami Beach from 1948-50 and witnessed the development of Miami Beach into a first class destination and place to call home. A native Floridian, I attended Florida State University and graduated with a Bachelors Degree in Criminology.

Soon after graduating and preparing for Law School, at my fathers request, I became a licensed Realtor in 1993. I began my career specializing in the luxury home market, first with Coldwell Banker and later with the boutique firm Esslinger, Wooten & Maxwell. My clientele included professional athletes, entertainers, legal and medical professionals as well as those who just want the best for themselves and their family. I learned the luxury home market literally from the "inside out" through years of summer apprenticing with my Uncle a Vero Beach builder with thirty years of luxury home building experience. In a family that did not believe in nepotism, I ran plans and worked construction side by side with the subcontractors.

The greatest blessing came in the form of a beautiful baby girl in 2001 who is the light of my life. As a father, I want to impart on to my daughter the same ideals and values of hard work, discipline and honesty that I had the good fortune of witnessing first hand growing up.

Responding to and as a result of the financial market crisis and with the soaring number of REO properties, I created Vulture Properties.com as a clearing house of sorts where banks, developers and motivated sellers would have an outlet to showcase their properties to motivated buyers. The inherent value proposition is that if all parties are motivated, a mutually beneficial deal can be consummated. This form of aggressive pricing and marketing benefits not only the buyer, seller and lender, but ultimately the community which have become inundated with falling home values and the blight of abandoned properties which have become havens for criminal activity.
