Philip started out in the real estate business in 1989. His main source
of business came from rehabbing REO and distressed properties as
an investor and contractor.
In 2002 Philip decided it was time to open his own Real Estate
Brokerage after years of working as an agent specializing in the sale
of HUD and REO properties. The company grew quickly and Philip
was the owner/manager of 40 plus agents servicing the Long Island
New York market. Even as the retail market experienced tremendous
growth in the years that followed opening his company, Philip
still worked the default markets as a specialty. In late 2006 Philip
decided to sell his company and open a new rm that specializes in
Default Real estate sales.
Philip has expansive experience and knowledge in the areas of
negotiating short sales with lending institution. He is a successful
REO agent as well, but his true passion is working with home/
business owners who are in distressed situations and helping them
nd a suitable resolution to their problems. Philip’s methods have
proved to be useful and most of all EFFECTIVE for the agents that
use his system.
His experience has also exposed him to servicing banks and
investors by bringing other default products to market, such as the
liquidation of notes and mortgages (performing as well as nonperforming)
and helping investors to take these types of investments
to their nal and most protable stages. Philip has made a career of
“Making the non-performing, Perform”!!
The Short Sale class has been approved by the State of New York
for Continuing education credits. The Long Island Board of Realtos has
hired Phil To teach it’s membership the art of Short sales in a certicate
continuing education class.
Philip has been hired by a major franchise broker in the Long
Island area as a consultant to their Short Sale department. With
Philip’s assistance, the company has been able to streamline their
procedures on handling short sale listings.
Philip’s mission is to share his depth of knowledge with other
real estate professionals so that we all can better serve
homeowners and business owners who nd themselves in
distressed situations. This knowledge can be used in resolving
the problems for both the owners and the lending institutions
creating win, win situations and growing our business and level
of success!
