Technology aims to speed up mortgage approval process

Automated title searching is breaking ground in Florida. Realty Data Corp.'s automated title search services now cover 30 counties and about 60 percent of the house units statewide.
Garden City, N.Y.-based Realty Data Corp., is a national electronic abstractor. The company provides real-time title searches and report-generation services for the title and mortgage servicing sectors.
The automated title searching aims to decrease delays associated with researching and generating real property reports by offering immediate access to information. Realty Data Corp. offers research and reports completed in less than one hour.
The system combs through multiple databases containing millions of property records over the Internet. Reports are generated immediately following real-time online research. The technology aims to speed up the mortgage lending process.
Florida counties that now have information available through Realty Data Corp.'s system include Alachua, Bay, Broward, Charlotte, Citrus, Clay, Collier, Dade, Escambia, Flagler, Gadsden, Hernando, Highlands, Indian River, Lake, Leon, Manatee, Marion, Martin, Nassau, Okaloosa, Osceola, Pasco, Polk, Saint Johns, Saint Lucie, Santa Rosa, Sarasota, Seminole and Walton.
Property reports from more than 60 counties in Florida, Michigan and New York and vesting reports from more than 150 counties are available through the Realty Data system.
