Horse saddle co. buys, sells in Los Angeles County
Former facility sold to sheet metal business

Western Saddlery, a provider of products to the thoroughbred race horse trade, has acquired a 53,726-square-foot industrial building in Irwindale, Calif., and sold an industrial building in nearby Baldwin Park.
The total value of the transactions was $4.3 million.
The property is situated on 2.5 acres of land at 16180 Gladstone St. Western Saddlery will use the building for warehousing and distribution. Approximately 25 people will be employed at the site. Occupancy is scheduled for November 2004.
Concurrently, Western Saddlery sold its former facility at 1401 Joanbridge in Baldwin Park to Yury Aquiano, principal of Rigo's Sheet Metal and Equipment, a metal fabrication business specializing in food processing equipment for restaurants. Rigo's will employ approximately 20 people at the Joanbridge facility.
GVA DAUM represented Western Saddlery in both transactions.
Grubb & Ellis represented Noel Castellon, the seller of the Irwindale building. Jason Vargas of Heger Realty Corp. represented Aquiano.
