Tetra Center sold in Texas

Marcus & Millichap brokered the sale of the 112,724-square-foot Tetra Center in Woodlands, Texas.

The value of the transaction was $11.8 million.

A Texas-based private investor sold the property to a California-based investment group.

Tetra Center is located at 25025 IH-45 North Freeway, just minutes from the Intercontinental Airport, the hardy Toll Road and I-45 highway. Built in 1984, the office structure has six floors and was 97 percent occupied at the time of sale.

Other property amenities include covered parking, 24-hour security with card-key access system, tenant conference room and on-site bank.

Encino, Calif.-based Marcus & Millichap is a commercial real estate brokerage operating nationwide.
