Westcore Properties grows in Silicon Valley
Adds office space to portfolio
By Inman News, Thursday, May 18, 2006.Westcore Properties LLC announced on Wednesday it has purchased a 56,000-square-foot office property in San Jose, Calif.
The value of the transaction was approximately $9.1 million.
The three-story building, located at 97 East Brokaw near the major cross street of Bering, was purchased from Santa Clara-based McCandless Properties. The property, built in 1981, is situated on 2.9 acres.
At the time of sale, the building was 91 percent occupied by 10 tenants and is comprised of spaces between 1,000 and 3,000 square feet with the exception of the property's largest tenant, AlfaTech, which occupies the entire third floor totaling 19,722 square feet. Other tenants include ASM America, Kforce, Rising Solutions and Amphus.
Westcore Properties currently has a San Francisco Bay Area office and industrial portfolio in excess of 2 million square feet, the majority of which was acquired in the second and third quarters of 2005.
