Virginia industrial deal tops $11 million
Occupancy low at 2-month-old facility
By Inman News, Thursday, February 8, 2007.Transwestern negotiated the sale of Dulles Woods Business Park's Building 3, a recently constructed industrial building in Sterling, Va., for $11.5 million.
The property, located at 45110 Ocean Court, comprises 102,427 square feet and was completed in December 2006. Features include 40 rear-loaded dock doors, nine drive-in doors and a 120-foot truck court radius.
ING Clarion Partners purchased the facility from Opus East LLC.
At the time of sale, the building was 39 percent leased, which includes a 10-year lease to a credit national banking association for 15,000 square feet.
The property sits adjacent to the future Pacific Boulevard Extension, part of a $200 million Route 28 improvement program by the Virginia Department of Transportation.
Transwestern is a privately held, commercial real estate firm operating nationwide.
