S.F. Bay Area facilities acquired
Warehouse, residential deals top $13 million
By Inman News, Friday, November 9, 2007.NAI BT Commercial recently brokered the sale of two industrial buildings and one apartment complex in the San Francisco Bay Area for approximately $13.7 million.
In the first deal, Discovery Foods sold its headquarters in Hayward to a private investor for approximately $7.9 million, and then leased back the space on a 20-year term.
The site includes two concrete tilt-up warehouse-office buildings with 50 percent refrigeration, containing a total of 69,000 square feet on 5.3 acres. The properties are located at 2395 American Ave. and 2188 Alpine Way.
Discovery Foods is a provider of "premium frozen Asian-inspired appetizers, including pot stickers, egg rolls, spring rolls, and won ton," according to a press statement.
In the second transaction, the 36-unit Santa Clara Lincoln Apartments complex sold for nearly $5.8 million, although neither the buyer's nor the seller's identity was disclosed.
Built in 1986, the property sits on a one-acre parcel at 1601 Santa Clara St. and 750 Lincoln St. There are two buildings at the complex: a 30-unit, two-story building, and a six-unit, two-story building comprising studios and one-, two- and three-bedroom units. The property has an elevator, intercom system, security parking, laundry rooms and solar panels.
