From lone ranger to team player

In the beginning I was a lone ranger. I prepared mailing pieces to send out to for-sale-by-owner sellers and my sphere of influence, and I worked on my Web site into the wee hours of the morning.

I answered phone calls at 1 a.m., talking to other agents, because I didn't have time during the day. I showed homes for hours on end. When I was in the car with family, they all had to be quiet, as I was on the phone the entire time with calls.  more...

A money guy on why it's a bad time to buy

LOS ANGELES -- This was sent in by a reader, someone with a financial background, so we're calling him Money Guy. This week we'll follow up with the argument on why this is actually a good time to buy. But today he has the floor so we're all learning about "coordinated currency devaluation." Better go get some coffee.

"I think it's a bad time to buy for a few reasons. Let me include the caveat that I expect markets to appear more buoyant for the remainder of the year with 2010 ushering in renewed economic weakness. I'll give you four points that are reality and two more that are speculative.

1. The supply of new construction, particularly condos, is staggering. Every time a Rowan et al goes to auction it provides a cheap entry to someone who maybe preferred West Hollywood or Pasadena but who'll now go downtown based on reduced price. The trickle-down effect. Koreatown, Hollywood, mid-Wilshire are all overdeveloped given demand.  more...

Toll Bros. exec sees signs of life

The Real Deal posted a video clip from Jim Cramer's Mad Money show on CNBC, in which Cramer renews his prediction that the U.S. housing market will bottom out on June 30 (so specific!) and interviews Toll Brothers CEO Robert Toll on the state of the national housing picture.

The developer says he's seeing signs of rebound in "80 percent of the country" and that home-buying "expressions of interest" ($1,000 refundable deposits) are up over last year, but that's not saying much because "last year stunk."  more...

One universal truth about generating business is to stay in constant contact with your sphere.

In my opinion, once you get a database of 200-250 past clients, family members and friends and you "drip" (market) on them in some sort of consistent way, this will generate three-quarters of your business and keep you very successful.  more...

If the agent's first point of contact with a consumer is based on reduced commission, both the consumer and the agent are looking for cheap (services). I always thought that the most important thing a well-informed consumer and a good agent look for is a good working relationship, and that thereafter negotiations on commission and services begin.  more...

'Shadow' foreclosures lurk in the dark

According to a recent story in the San Francisco Chronicle, a vast swath of foreclosed homes have fallen into shadow. There are an estimated 600,000 properties across the country, that is, that have been foreclosed but mysteriously held off the market; watchers fear that a flood of these missing properties onto the market would further wreck housing prices, and life in general.  more...

Re: 'Real estate and the cultural divide' (April 8)

Stealing to feed your family when they are hungry is very different from lying to buy a home. After all, you can still put a roof over your family by renting. Not everyone is entitled to own a home.

Has the author of this article turned in those unethical agents? Until these types are made to see that this behavior is not to be tolerated our industry will have the terrible reputation it sometimes deserves.  more...
