Sellers need direction on pricing

Dear Editor:
Unfortunately, problems exist with the inability of the real estate agent to research the property and convey the fair-market price to the seller.
Today's real-estate agents randomly accept their sellers demand on price without executing a comparative market analysis of the subject property. The result: properties languishing on the market unsold. I marketed and merchandised property in the mid-'90s as a broker for Coldwell Banker in Connecticut.
My days-to-sales ratio was 17 days, and I refused to take a listing if I felt the property was overpriced or under-priced.
