Re: 'Agent defends 6% commission' (Sept. 9)

Dear Editor:

While it is true that it costs more to maintain a listing these days with homes staying on the market longer, I think some agents and sellers are missing the point. I feel that the commission is part of the marketing. What it does for the seller is create more exposure to their home when the inventory is high. I am sure it would make sense to everyone that if there are 10 listings that meet your client's criteria and four of them are offering a higher commission, which ones are you going to show first?

Please know that most reputable agents are doing the best for their clients and will show them the homes that best meet their needs, but all things considered they will include those with a full commission. I am not saying that your home will not sell without the full commission -- all I am saying is that it may sell quicker in this market. I also would guess that should you get an offer and the negotiations have stalled with a small gap between offered price and what the seller wants usually with a full commission, an agent may help to put the deal together.

I dont agree!!!

I think the way to go is charging a Flat Fee or fee-for services that way you can list the property at a more competitive price.
