SoCal industrial park changes hands

Grubb & Ellis/BRE Commercial facilitated the purchase of the 91,442-square-foot Shadowridge Business Center in Vista, Calif.

The value of the transaction was $10.2 million.

Newport Beach-based Layton-Belling & Associates purchased the property from Prentiss Properties.

Built in 1985, the 5.96-acre industrial park consists of four concrete tilt-up buildings located at 1930 and 1960 Watson Way, and at 2025 and 2055 Thibido Road. The industrial park was 97 percent occupied at the time of sale. CERCOM Inc., which specializes in semiconductor and defense manufacturing technology, is Shadowridge Business Center’s largest tenant at 32,000 square feet.

San Diego-based Grubb & Ellis/BRE Commercial is a privately held commercial real estate brokerage firm.
