Real estate valuation co. moves online

Real Info, a company that provides automated property valuations to real estate professionals, lenders and credit unions, has migrated to an Internet-based system that features full multiple listing service integration with public records, plot maps, aerial photography, flood maps, zoning maps and aerial photography, the company announced.

The company has acquired RPS, a tax mapping, geographic information system and data product from NextGen Solutions Inc., according to the announcement, which has led to the development of the new application, which is expected to be released to MLSs, associations and brokerages nationwide.

“This technology encompasses internally developed mapping functionality as well Microsoft’s and Google’s information technology and mapping technologies,” the announcement states. Real Info plans to present the new system at a National Association of Realtors conference and trade show in San Francisco next week.

The new system includes a comparative market analysis where all properties, including MLS-sold properties, for-sale-by-owner-sold properties, and non-arms-length transfers, are combined into one market value report, the company announced. Also, the system can generate a “color-coded plat map display of property history of all homes and lots currently listed and sold in a county or municipality with pop-up property information balloons appearing as one moves a computer mouse over each property,” the company also announced.

“Real Info’s parcel maps will also provide for selective marking of parcels of interest for mailing label generation, displaying flood layer data, property class zoning distribution, and airport noise zone layer information. Also integrated into the parcel mapping piece will be Google street and road mapping as well as aerial photography, all with full overlay integration.”

One Realtors association has already signed up for this Internet-based mapping and public records system, according to the announcement.

Real Info uses its Internet delivery technology to provide searchable real estate data on over 85 million parcels across the United States through its realAccess subscription service. Real Info is a partner company of Kirchmeyer & Associates, a full-service appraisal company.
