FSBO real estate marketing site adds lending option

Union Equity Inc. a subsidiary Home Sales Express Inc., has added an online lending feature to its for-sale-by-owner Web site, KingOffer.com. A variety of residential mortgages are available at the site through American Home Loan Funding Inc.

KingOffer.com offers three listing options for FSBO sellers, seeks to match up prospective buyers directly to its sellers, and the company will also consider making offers to purchase homes directly from sellers.

Among the company’s FSBO listing packages:

  • “The King,” which cost $595 and runs for six months, features entry of the property into a local multiple listing service and onto KingOffer.com and the company’s affiliate sites. “A profile of your property will be e-mailed to our proprietary database of qualified buyers as well. Your listing information can be modified at any time during the six-month term. After running for six months, this listing can be renewed for a discounted rate of $495. This listing displays up to six photos,” according to a company description.

  • “The Prince,” which typically cost $95 per month, features a property listing at KingOffer.com and its affiliate sites. Listings our forwarded to the company’s database of qualified buyers, and listings can include up to three photos.

  • “The Knight,” a service through which Union Equity makes a cash offer on the property within 48 hours. “Whether your home is in foreclosure or if you want to sell without the inherent hassles and commissions, complete our online application or call us now and we’ll get back to you with an offer within 48 hours. Completing this application does not obligate you to sell your property,” according to a Web site description.

Union Equity, based in Palm Beach, Fla., is a real estate development, services and holding company. The company operates independently and through subsidiaries.
