Hamilton Place sold at very high vacancy

Grubb & Ellis Co. arranged the sale of Hamilton Place, a 250,025-square-foot office building in Torrance, Calif.

The value of the transaction was $29.5 million.

Los Angeles-based McCarthy Cook & Co. sold the property to Alliance Commercial Partners, a Denver-based private investment group.

The three-story, concrete/steel frame building is located at 20101 Hamilton Ave., in a 70-acre, master-planned business park environment. The building was 16 percent leased at the time of sale. The property is distinctive in that it has one of the largest contiguous floorplates in the South Bay office market as well as one of the highest parking ratios, according to a press statement.
