Westcore downsizes Colorado Springs holdings

Westcore Properties has sold three buildings in the Briargate Business Complex in Colorado Springs, Colo., for a total of $35.6 million.

The first building, Corporate Point at Briargate, is a 115,260-square-foot office building on a 7.9-acre lot. The building is located at 1975 Research Parkway, and the major tenant at the time of sale was Kaiser Foundation.

The second and third buildings, Tech Center East and West at Briargate, are office/flex buildings totaling 95,392 square feet on an 8.7-acre lot located at 2375 Telstar Drive and 8415 Explorer Drive. The major tenant at closing was Harris Corp.

Colorado Springs Office Buildings Inc., an affiliate of Phoenix Property Co. of Dallas, purchased the buildings from Westcore Research L.P. and Westcore Telstar L.P.

The buildings were 96 percent leased at the time of sale, according to a press statement.
