Sellers creating custom websites, posting videos to attract listing attention

It’s been estimated that nearly 50 percent of homebuyers start their search for a new residence via the Internet, with nearly all buyers searching the Web at some point during their hunt.

In recognition of this and as a move to differentiate their listings, more sellers will utilize customized websites or create YouTube videos — both of which will highlight the features of a home and its surrounding neighborhoods.

“A website can really help capture the magic in a home,” said Mark Runyon, president of FSBO (for sale by owner) Design, a firm that builds customized websites for owners’ homes.

Recently, FSBO Design announced it would create websites within two days starting at $199. The cost includes the domain name, a year of website hosting and the design of the site. Runyon estimates that most sites created by other firms will cost sellers $500 to $1,000 to build.

The fact that FSBO Design is offering a website creation package that is lower-than-average, in terms of costs, seems to signal that the demand for these personalized websites is on the rise.

Homeowners that have listed their home only to be disappointed with the response received may want to consider YouTube as a marketing option.

A recent article in Seven Days — a Vermont-focused website — highlighted how a self-made music video has brought attention to a Warren, Vermont, inn currently on the market.

After receiving minimal interest when listing the property two years ago via commercial realtors, the inn’s owners created and posted a catch music video on YouTube. In six days, the posting has received 3,687 views and is now getting attention outside of Vermont.

If anyone’s interested, the nine-bedroom inn is listed at $699,000, has a five-star rating and is located near a ski resort.
