Known as Galveston County’s largest municipality, League City has been touted as a top “small city” and place for young families.
The southeastern Houston submarket of nearly 91,000 also represents a growing market with quality schools.
Top education in League City
League City is located within the Clear Creek Independent School District, which received an overall grade of “A+” from Niche. The sizable district boasts 47 schools and nearly 40,000 students. Over the district is consider the 20th best in all of Texas.
Most of the district’s elementary and middle schools received a score of 9 from GreatSchools, with its high schools receiving an average score of 8.
League City housing market
Of Houston’s submarkets, League City contributes some of the most home sales. During a recent 12-month span 2,025 existing home sales closed in the market, with the average sales price around $253,000.
As of late April the median listing price of a home in the city is $300,000, according to Realtor.com. This figure takes into account 934 homes that are currently listed.
Zillow predicts median home values will rise in the city by nearly 4 percent during the next 12 months.
Looking to rent a single-family home in the area, the city’s median rent for these types of homes stands at nearly $2,000.
Homeownership in the city appears attainable for residents as the median household income sits at roughly $89,000. Most of these residences commute into the Houston metro via Interstate 45. Downtown Houston is a roughly 26-mile drive.
Eyeing multifamily, League City recently saw the delivery of a 368-unit project by Lincoln Property Co. A 203-unit project is currently being proposed by Atticus Real Estate.
Visitors to the city often stay in one of the area’s waterside resort, as League City is near Clear Creek which empties out into Clear Lake. The later body of water runs into Trinity Bay.
