Costa Del Sol garners interest on Florida’s Intracoastal Waterway

A new crop of homes entered the market in Palencia at the Costa Del Sol neighborhood. Featuring 62 lots, some of which offer views of the Intracoastal Waterway, the newest neighborhood located on three holes of Palencia’s championship golf course is selling out quick.

Of the 62 lots that were available, only 13 remain. A majority were purchased by end-users while a small batch were retained by the three developing contractors for model and spec homes.

“One of the things that appeals to a lot of people is how everything is either on a nature preserve, water, or golf course,” said Pud English, regional director of marketing for Hines, the firm handling property sales in Costa Del Sol. “You don’t have homes that back up home-to-home.”

There are three developers involved with the Palencia neighborhood. Arthur Rutenberg, Cornerstone Homes and The Cottage Home Company all contributed designs. Each developer brings a different sense of style to the neighborhood, something English said adds to the allure of the development.

“I didn’t hear anyone say ‘I love that one more than this one,'” she added.

Lot prices start at $125,000 and go up to $500,000. English said that these price points are not indicators of the views and amenities, but more so have to do with the varying property sizes.

Homes start around the low $600,000’s and can reach as high as $1.9 million. The higher-end properties will more than likely offer views of the waterway and golf course, according to English. That’s not to say the lower priced are any less view-friendly — Costa Del Sol has allocated a maritime hammock preservation of the wooded areas surrounding properties. This is also a confidence booster for incoming residents, because it prevents future development from obstructing views.

English described the demographic as mixed. She said there are families with children, as well as empty nesters relocating into the neighborhood. Some are choosing the Palencia neighborhood as a local relocation.
