Parc at Midtown showcases private park in new renderings

This week, Surge Homes released new renderings of the private outdoor park adjacent to its distinctive townhome development in Midtown, just southwest of downtown Houston. Located at 2401 Crawford St., Parc at Midtown is scheduled for completion in early 2017.

Future residents of the community receive exclusive access to a 5,000 square foot park unique to an urban environment. The park is outfitted with a stained concrete area, benches, lighting and seasonal gardens.

“No other new home community in this trendy neighborhood offers its residents an exclusive park,” said Ben Lumieux, co-owner of Surge Homes, the developer of the project. “It is quite special and why we named the development Parc at Midtown.”

Parc at Midtown features 22 townhomes, six of which offer direct access and overlook the communal outdoor space. These six homes have 1,530 square feet of space, while the other 16 townhomes offer 1,347 to 1,368 square feet of space.

The six residences with direct park access also come with private fenced yards for an extended alfresco living space.

“I believe the six homeowners whose private yards open up to the park will realize not only a great investment in their quality of life, but also financially, because there are simply no comparable townhomes elsewhere in Midtown,” Co-owner of Surge Homes Louis Conrad said.

Although the townhomes feature European-style interiors, buyers can customize kitchens and baths. Surge Homes offers 41 professional kitchen and 29 bathroom design packages. All kitchen appliances are included in the purchase price and washer-dryer hookups are available for owners to install their own machines.

Each townhome is three-bedrooms and 3.5-bathrooms. Prices range from $338,300 to $400,300. On the exterior, all townhomes have two-car garages and balconies with gas hook-ups for grills.

Aside from the unique park feature, the surrounding community is gated with security cameras, pet relief areas and private parking. Surge Homes sold 40 percent of its homes from the $22 million, 80-home community within 90 days of launch.

The location gives townhome owners accessibility to downtown Houston, and Midtown is considered one of the most walkable neighborhoods within the city. Les Givral’s Sandwich and Café is within walking distance, and Randalls Grocery Store is less than a mile away.

Buyers of Surge Homes’ properties receive a Quality Assurance Program, with 10-year transferable Home Buyers Warranty and Master Insurance Program during the warranty period.
