High-end web development firms can beat Luxury Presence on design and functionality but could struggle to compete on price for fully-custom solutions.

What you should know

This is not your franchise’s website solution.

Luxury Presence provides top agents in places like Beverly Hills and the Hamptons with gleaming, head-turning websites designed specifically to give their agents the confidentiality required to pitch $25 million listings.

Technologically speaking, there’s nothing crazy-innovative here. However, what’s important is that Luxury Presence isn’t merely offering facelifts to WordPress templates or nipping and tucking its way through Squarespace.

The company has developed its own platform on which to design and manage websites, agent pages, IDX feeds and all other forms of content needed to support a brand in this sector of the industry.

The backend is very sharp, demonstrating a superb understanding of whitespace and the notion that a website’s success is based on how easy it is to manage.

While property data is absorbed from an IDX feed, property images aren’t, they’re just not good enough.

Luxury Presence ensures that all visual content, including video, is high-resolution and template-appropriate. Granted, its target audience isn’t prone to marketing homes with iPhone galleries, so outsourced photography is the baseline.

The Luxury Presence dashboard is the source for a handful of content management features, such as listing descriptions, video uploads, about us information, testimonial insertions, press mentions and general homepage details. Agents can be added to teams, and of course, blog posts published.

Site and basic page metrics are available for intake, giving insight to page views, sessions, viewer locations and organic traffic data.

In short, the solution’s user experience matches its front-end look and feel. Clean, modern and audience-appropriate.

The company is expanding its reach into the marketing arena after the start of next year. It will be introducing more in-depth marketing capabilities, including a new reporting center with more detailed user metrics that can drill down into click-by-click site visitor route tracking and seller reports for agents to share online traffic with clients.

Ultimately, a website designer’s sites are its true measure of worth, and I found the majority of this company’s designs showcase luxury agents and listings in their best light. From a heavy emphasis on video and quick page loads to engaging page layouts and unique listing calls-to-action, Luxury Presence has clearly established its grip in the sector.

Luxury Presence also provides managed services for custom clients. It’ll handle SEO strategies, remarketing tactics, Instagram management and landing pages.

When asked what luxury agent clients most often ask about when considering a Luxury Presence site, CEO Malte Kramer said that, “Individual listing pages are key, sellers of homes in this market don’t want anything plain.”

Luxury Presence offers tiered pricing, each surprisingly affordable given the development efforts involved with such a custom platform. Set-up fees for a basic template and oversight is $1,500; $8,000 for full-service and market exclusivity; and total custom projects will start at around $30,000. Monthly hosting and maintenance varies, but expect to pay between $100 and $200.
