4 Facebook ad tips to generate more real estate leads

Facebook ads are proving to be extremely beneficial to our real estate clients. They’re highly visual, which gives users the ability to really engage with property listings that are relevant to them.

If you’re thinking about starting a campaign on Facebook to promote your listing(s), be sure to watch the video above. It walks you through some of the advanced Facebook tactics that we use to drum up leads for brokerages.

Here are the highlights:

1. Only use the best photos you have

Be selective. Don’t add every photo of your listing to a Facebook ad. Your goal is to get a minimum of four beautiful photos in a post before boosting it.

Use an app like Aviary (by Adobe) to edit your photos, and add a bit of pop to your listing.

2. Use lead generation forms

These can be on your website or specific to the ad you’re showing. It’s a great way to generate more interest and capture some information on your audience.

Show off a few of the features of your property, but don’t give everything away all at once; ask people to enter in a minimal amount of their information in exchange for full details.

Don’t use this as an opportunity to spam people. Instead, provide them information on the property they’re interested in.

3. Use a saved audience

If you can advertise to people who are already interested in your brand, you’ll save yourself money and raise your conversion rate. This is what’s so amazing about saved audiences.

You can actually upload your email lists into Facebook and advertise to your entire list. It’s an excellent way to stay in touch with people on multiple channels.

4. Set up a retargeting campaign

Brokerages that don’t run ads to people who’ve visited their website are missing out on some of the lowest hanging fruit.

Setting up and running your first Facebook retargeting campaign might be the best digital advertising decision you make all year.

If you try using just one of these tips, you’ll see an increase in leads and engagement with your Facebook ads, but the really exciting results start to happen when you use these tips simultaneously.

Set up a retargeting pixel on your website, and then try running ads with beautiful photos that take your saved audience to a lead generation form. It’s a winning formula.
