MLS cuts exclusive real estate listings from the Web Premium Content

A policy change by a local Realtor association-owned multiple listing service, which prevents the posting of exclusive agency listings on major home-search site Realtor.com and some other Web sites, has riled one broker whose business has relied on this type of listing.

In an exclusive agency listing, a property owner gives the broker the exclusive right to list the property for sale but the owner also can choose to sell the home alone.

Real estate lending law causes refi jitters Premium Content

A Massachusetts law that went into effect last week has some lenders worried about refinancing home loans in the state.

The law prohibits lenders from refinancing mortgages that are less than five years old unless they determine the new loan is in the "borrower's interest." But observers say the law is vague and makes it difficult for lenders to determine what the "borrower's interest" means.

Condo conversion planned in San Diego County

Colliers International brokered the sale of the 88-unit Flower Hill apartments in Oceanside, Calif.

The value of the transaction was $17.9 million.

The property, located at 506 Canyon Drive, comprises 94,624 square feet on 7.69 acres. It consists of two- and three-bedroom units and 88 one-car garages built in 1977.

506 Canyon LLC purchased the property from Granite Oceanside LLC. The buyer plans to convert the property to for-sale condominiums. Renovation is scheduled to commence first quarter of 2005.  more...

Inland gains retail space in California, Texas

Inland Western Retail Real Estate Trust completed the purchase of three properties in the Dallas area and one in California's Central Valley for an aggregate gain of 832,085 square feet.

The total value of the transactions was not disclosed.

Inland's Texas acquisitions included Gateway Plaza Shopping Center in Southlake, Denton Crossing in Denton and Davis Towne Crossing in North Richland Hills.  more...

Home builders' confidence holds steady

Continuing low mortgage rates and improving economic conditions are helping maintain a solid level of builder confidence in the market for new single-family homes, according to the latest National Association of Home Builders/Wells Fargo Housing Market Index (HMI), released today.

Asbestos removal warrants caution

My home was built in 1978 and has "popcorn" ceiling texture in most rooms, some of which is peeling and cracking. I began to scrape off the material, but then became concerned about asbestos. Is there an inexpensive way to determine if this material contains asbestos? I've read that spraying with water makes it safe to remove it yourself. Do you know if this is true? DEAR BOB: For the last three years we have owned our condo in what was once an upscale condominium complex. But mismanagement by the board of directors has allowed it to decline rapidly in maintenance quality and ambiance. Too many renters have been allowed to move in. They park their campers in the parking lot and the place looks like low-income housing. Fortunately, the market value has held up because of a very desirable location. Survey examines luxury real estate buying habits

A study of homeowners whose homes are valued at $1 million or more found that 35 percent plan to remodel or add on to their property, and 8 percent are planning to move to another luxury home. Fannie Mae delays SEC filing

Mortgage giant Fannie Mae on Monday notified the Securities and Exchange Commission it would be unable to file its quarterly report on time for the third quarter of 2004. The troubled corporation also said that it would report a $9 billion loss if the SEC determined that certain accounting practices were improper.

The quarterly report, known as Form 10Q, was due yesterday and Fannie Mae wrote in its notification that it could not file it by that due date or within the five-day extension permitted by the SEC's rules.  more...

Canadian real estate sales fall

Canada's major-market home sales slipped 4.1 percent in October on a seasonally adjusted basis from the previous month, according to The Canadian Real Estate Association.

Closed transactions via the Multiple Listing Service numbered 25,111 units in October, down from 26,190 sales the previous month.

Activity remains strong, with seasonally adjusted sales reaching their second-highest level on record for the month of October – surpassed only by last year's record for the same month.  more...
