DEAR BOB: My husband and I own several investment properties. We plan to transfer a piece of each property to our daughter (20 years old) within a short period of time. What is the best way to transfer the property without having to pay gift tax? Also, what is the gift tax rate on gifts exceeding $10,000? – Janice L.

Homeowner evades insurance-claim stigma

DEAR BOB: I read your recent article about homeowner's insurance and your advice to never file a small homeowner's claim. I had exactly the opposite experience. I have had my homeowner's and car insurance with State Farm for many years and have never had a problem with them. When we moved into our home, within the first two or three years, we had to file claims for a new roof because of hail damage, a new kitchen floor because of a leaking refrigerator, and fixing a leaking shower. Best way to hang punching bag

Q: My son and I were wondering what is the best way to hang a 25-pound punching bag from a ceiling? When we tried to hang the bag, the hole in the plaster started getting larger and larger. Finally, the hole in the stud in the ceiling also got too big and the bag fell down.

A: It seems that you embedded the hanger into a ceiling joist, but with the side-to-side motion of the bag, the fastener started to work its way loose, taking out some plaster as it moved.  more...

Gary owns a condominium in Pennant Village. After attending homeowner association meetings, he became convinced the association was being mismanaged and large profits were retained by the association rather than being used to repair deteriorating condo balconies.

But it is also a "must read" for every realty sales agent who is serious about the business and who takes a long-term view toward thriving and avoiding costly realty sales pitfalls.

Home permit history comes back to haunt

Home inspectors often recommend that the buyer obtain a permit history on a home they want to buy. However, most buyers don't heed this advice, which can lead to problems later.

One homeowner who didn't check the permit history before she bought found out after closing that a remodeling permit issued in the seller's name had never received final city approval. She discovered this when her contractor applied for a permit to do some more remodeling. The city wouldn't issue a new permit until the outstanding permit received a final clearance.  more...

Pros and cons of title insurance

"Title insurance is a big waste of money. What a racket!" That's what a friend who recently refinanced his home mortgage told me as he complained about paying more than $1,000 for title insurance.

To agree with him and hopefully make him feel better, I then pointed out that title insurers pay out less than 10 percent of the premiums they collect for title policy claims.  more...
