Does a refi loan need private mortgage insurance?

DEAR BOB: I refinanced my condo last week. At the closing, I was informed by the lender that FHA requires PMI (private mortgage insurance) although I have 29 percent equity. Is there anything I can do to save the PMI monthly cost? The lender told me I am required to have it. But that sounds fishy. What recourse do I have? – Pandora M.

DEAR PANDORA: Please don't confuse FHA's required MIP (mortgage insurance premium) with PMI (private mortgage insurance), which conventional mortgage lenders usually require when the homeowner has less than 20 percent equity.  more...

Wells REIT buys New York high-rise

Wells Real Estate Investment Trust acquired 60 Broad Street in downtown New York City.

The value of the transaction was not disclosed.

60 Broad Street is a 39-story, class A office building with approximately 990,000 square feet of rentable space located at the corner of Broad and Beaver Streets.

The building was 97 percent leased at the time of sale. Some of the building tenants include The State of New York (453,000 square feet) and The City of New York (270,000 square feet).  more...

Investcorp, Koger grab Florida office building

Investcorp, in a joint venture with an affiliate of Koger Equity Inc., acquired all of the partnership interests in Broward Financial Centre in downtown Fort Lauderdale, Fla.

The transaction was valued at approximately $60.1 million.

Broward Financial Centre is a 24-story, 325,000-square-foot class A office building located at the corner of Federal Highway (US-1) and Broward Boulevard.  more...

What <i>don't</i> home inspections cover?

Most buyers understand the importance of doing inspections before completing a home purchase. Many buyers, however, are not aware that inspections might fail to reveal issues that could affect their use and enjoyment of the property.

For example, a home was recently purchased in the Berkeley Hills near San Francisco. An inspection of the title record indicated that there were no easements recorded against the property. An easement grants limited property rights to someone other than the owner of record.  more...

Overnight interest rates dip

Long-term mortgage interest rates were lower Friday, and the benchmark 10-year Treasury bond yield rose to 4.02 percent.

The 30-year fixed-rate average fell to 5.27 percent, and the 15-year fixed-rate slipped slightly to 4.6 percent. The 1-year adjustable was down slightly at 3.23 percent.

The 30-year Treasury bond yield increased to 4.88 percent.

HUD announces 'zero down payment' mortgage

Federal Housing Commissioner John C. Weicher today announced that the Department of Housing and Urban Development is proposing to offer a "zero down payment" mortgage in the hopes it will increase American home ownership.

Speaking at the National Association of Home Builders' annual convention in Las Vegas, Commissioner Weicher indicated that the proposal, part of HUD's Fiscal Year 2005 budget request, would eliminate the statutory requirement of a minimum 3 percent down payment for FHA-insured single-family mortgages for first-time home buyers.  more...

Single-family real estate 'stable'

Mortgage Guaranty Insurance Corp. today reported that its national Market Trends Index remained at 6.58 in the fourth quarter, the same as it was for the third quarter 2003.

"The national economy started to show some improvement, as demonstrated in real GDP – improved income trends and business investment," said Neil Siegel, MGIC's senior market analyst. "However, the housing sector has not yet reflected these changes."  more...

Gen Xers to fuel new-home trends

Attention, home builders: 2004 will be the year in which new-home buyers jump the generation gap from Baby Boomers to Generation X, according to Steve Bottfeld, EVP of Las Vegas-based consumer research firm Marketing Solutions.

"The evidence we have locally is that we're going to continue to see growth of Gen X buyers in the new-home business, and that will begin to impact what types of homes are being built," he said.  more...
