I highly doubt this. It shows a complete lack of understanding what a MLS is and why an MLS exists. States all require a license to sell. Sales are commission based, will continue to be commissioned based.

The MLS is a universal compensation agreement by which brokers pool their listings with an agreement to compensate. The side affect of this the MLS "database" which has no existence or value without the brokers agreeing to share this data with each other so they can share commissions.

Ted, the idea that third-party publishers like Zillow and Trulia may someday be able to dictate terms to brokers and agents is explored in more detail in the Clareity Consulting white paper that is linked to in the article. Clareity Consulting does a lot of work for MLSs -- they understand very well what MLSs are and why they exist...

The question is not whether the MLS will continue to play a role in facilitating cooperation between brokers. It's whether MLS, broker and agent IDX websites can also compete with third-party websites as the go-to source of information for consumers beginning their home search.

Clareity and others are saying that if MLSs, brokers and agents cede this turf to third-party Internet publishers, it will be like going back to the days when newspapers were the only game in town for marketing listings to real estate consumers.

In other words, the argument goes, sellers will demand that their listings appear on third-party publisher sites, and brokers and agents will just have to send them. Brokers and agents will have little power to negotiate the terms of the agreements under which they provide listings to third-party sites.

mr carter if you were a realtor this whole article of yours would not have gone so far astray. trulia and zillow only exist because of listings from the mls and its agents. they dont go out and solicit fsbos . so the idea that trulia and zillow are to be feared is more in who is afraid of them. also the telltale sign of where you get your information is the chart from chi town. home of oh lets see nar, who rented realtor.com to move inc. they have the most to fear from listhub,trulia,zillow and whatever upstart shows up next week,month or year. we donot have to pay trulia, they gladly receive our listings,build whole systems to reach the buyers and the listing agents, track and provide stats and they dont require dues, hire editors to shill for them or rearrange the rules to suit them.mls exist for cooperation ( read compensation) to us. realtor.com exists for money to nar. it is real easy to figure this out if you pull off the go along get along shades.

Randy -- The market share among real estate portals in the Chicago market is what it is. The data is from Experian Hitwise, not NAR.

You will see similar trends in most markets. Third party sites -- including Realtor.com -- are capturing the lion's share of traffic. MLS, broker and agent sites are also rans.

Whether that is a problem or not is a question for brokers and agents to decide.

Clareity Consulting takes issue with statement in story as originally published that third-party publishers are capturing the "vast majority" of traffic to real estate websites nationwide. Story has been updated to correct that at the national level, listing portals operated by third-party publishers account for most of the traffic to the top 20 websites in the real estate category -- not the "vast majority" of all traffic to listing portals.

Michael Wurzer of MLS vendor FBS wonders "whether MLSs can or will innovate or will companies like Zillow, Trulia and Move be the driving forces of innovation, shutting MLSs out of the new value propositions being created."

Wurzer concludes that "MLSs need to continue to argue and discuss and work hard to figure out how to allow innovation on the entire aggregation while also not allowing uses that make brokers not want to cooperate with the MLS any more. One potential answer to the innovation question is to shift the discussion from distribution of the data to third parties to providing a way for third party developers to deliver products in the MLS system, which already serves not only agents but also consumers. The analogy is making the MLS the platform and app store for access to and development of products relating to MLS data. Instead of sending the data out, bring the developers and consumers in."

(Note: If the Arizona Association of Realtors decides to move forward with a plan to acquire Tempe-based ARMLS and build a statewide MLS, it will be powered by FBS' flexmls system.)

REALTORS ARE SO STUPID!!

It is fascinating to watch how the national and local REALTOR Associations' actions undermine their own member's knowledge, expertise, professionalism, continuing education, not to mention the horrendously high fees REALTORS have to pay to their national and local Associations in order to have access to the MLS system, which the public gets for FREE!

NAR and local REALTOR Associations continually marginalize their own REALTOR members in the real estate transaction. They continue to think that by constantly touting that they have a "Code of Ethics", that should be more than sufficient to convince the public that REALTORS are of value! What a joke!!
Now these Associations have finally agreed to aggregate all local MLS systems into a national MLS! YEAH!! The public can now know more about every market in the US than the vast majority of local REALTORS could ever know. Like Cramer says, "THEY KNOW NOTHING!"

NAR obviously has an agenda that is totally out of sync with its members' interests and REALTORS don't even get it. NAR’s executives have an agenda to grow the revenues of the National Association’s coffers regardless, whether it hurts the individual, stupid members.

Think of current NAR executives as being just like our current members of Congress, aka Princes and Princesses. You can voice your opinion with your individual voice or as the majority of REALTORS do, you just sit back indifferently, uninvolved and you say nothing. Consequently, you get TOTALLY ignored by both! Their mission is to grow revenues, which provides them with additional power to dictate terms – you are of NO consequence because you remain uninformed, uninvolved, quiet and therefore, stupid!
WANT PROOF OF REALTOR STUPIDY?
What other industry’s trade Association do you know, would…
Charge its members thousands of dollars each year to be a member of both the local, state and national Associations and then,
Require its individual members to spend huge amounts of gas, time, effort and money collecting, photographing and inputting tons of information into the members’ collective Association database, which, by the way, totally supports the individual members’ ability to generate their individual incomes then,
Tells its members that it will now give all their information to third-party entities for an UNSHARED FEE and ultimately, to the public for free, which totally undermines the individual members ability to continue to earn their incomes, as a result of all their hard work then,
Advises its members that their Association NOW intends to combine all their individual member’s information into a giant national database, and give that away too for additional unshared fees which will ultimately be made free to the public, so that eventually, there is absolutely little need for the public, anywhere in the country, to continue to believe that there are any valid reasons why they should hire the Association’s members for their individual knowledge, expertise and counsel and then,
The Association has the audacity to tell its members that their LIFE-LONG CAREER ASSOCIATION EXECUTIVES are looking out for the individual member’s best interest and to just make sure that all the future information they collect and input into the local database follows a standardized national format, is 100% correct and timely or they will be fined by the Association and then,
The national Association continues to propose more ways to generate additional revenues via, “Showcased”, “Enhanced” or “New And Improved Super-Duper, Deluxe Listing Advertising for a large, additional fee, all under the guise that this will ensure that REALTOR.COM remains competitive with the numerous third-party websites, which only exist because the national Association gave them access to the individual members’ data - for an UNSHARED FEE!
The individual Association members continue to actually believe this and continue to send in their thousands of dollars each year to their Association, in order to ensure the continuation of their MINDLESS REALTOR CULT! Many members even proudly wear a REALTOR pin to demonstrate their collective and individual stupidity and official cult member status!
THAT’S WHY REALTORS ARE SO STUPID - I KNOW BECAUSE I AM ONE!!
