SellSmart Real Estate, a flat-fee real estate discount company based in San Diego, Calif., continues its growth with the addition of three offices in the Sacramento, Calif., area. SellSmart, which offers discounted commissions as low as $2,950 for listing services that include negotiations, disclosures, contract-signing and management of the sale process through closing, now has more than 30 locations. Most of the offices are in California, though SellSmart also has offices in Tampa, Fla, and in Henderson and Reno, Nev.

The newest SellSmart Advantage offices are located in Cameron Park, Elk Grove, and Fair Oaks, Calif. SellSmart also has offices in Roseville, East Sacramento, San Marcos, Palmdale-Lancaster, Woodland Hills, Fountain Valley, Escondido, Irvine, Temecula, San Bernardino, Lodi, Armona, Orangevale-Placerville, Yuba City, Antelope, Modesto, Emeryville and Natomas, Calif., among other locations.

The Cameron Park office is operated by Melissa Dexter, who has already recruited five sales agents, including one loan officer. Daniel Lynch will operate the Elk Grove office, and Zoe Rain, who a loan officer with an extensive marketing background, will operate the Fair Oaks office. All three offices will be operated in partnership with Kevin Wilson, who has managed more than 100 agents and has a background in sales and training.

SellSmart has its own marketing program, though sellers can also choose to list homes on a Multiple Listing Service. SellSmart is converting to a franchise operation this month, the company announced today. The company offers discounted commissions on the listing side and standard commission rates to outside buyer agents.

The SellSmart listing fee can be as low as $2,950 for homes $300,000 or less, and fees increase by $1,000 for every $100,000 in selling price above $300,000. For a home priced at $2,950, the seller pays $2,950 if the seller finds the buyer; if the listing agent finds the buyer, the seller pays $8,950; and if another agent finds the buyer, the seller pays $11,950.

SellSmart was founded in 1999 by real estate brokers John H. Cook and Lynda Cook.
