Grubb & Ellis Co. represented Legacy Partners, a Foster City, Calif.-based private investment firm, in the purchase of a 184,805-square-foot office project in El Segundo, Calif.

The transaction was valued at $32.3 million.

The two-building concrete tilt-up complex, known as El Segundo Research Center, was built in 1986 and 1987 and is located at 550 N. Continental and 2040 E. Mariposa. The asset, which was sold by a partnership between Los Angeles-based Pacifica Capital Group and Apollo, was 95 percent occupied at the time of sale.
