BPG Properties has executed three leases totaling almost 100,000 square feet at Park Center at Kemper Lakes in Zurich, Ill.


BPG, the operating affiliate of Berwind Property Group, executed three leases totaling 98,769 square feet of office space with Dovenmuehle Mortgage Inc. (64,188 square feet), Freescale Semiconductor Inc. (23,535 square feet) and WarmlyYours (11,046 square feet) at the center.


Park Center at Kemper Lakes was originally developed by Kemper Insurance and served as the company’s corporate headquarters. BPG acquired the property from an affiliate of Kemper in March 2005.


The property is comprised of four class A office buildings totaling more than 1.1 million square feet, situated on a picturesque 164-acre site adjacent to Kemper Lakes Golf Course. In addition to its spectacular lakeside setting, the property has many unique amenities including conference facilities, a full service cafeteria and fitness center, and a day-care center and jogging trail.


BPG is in the midst of a $15 million renovation program at the property that will include an entirely new parking lot and landscaping, new lobbies and building entrances, additional windows, new elevators and upgraded common area finishes throughout. The renovations are expected to be completed by December 2006.


Dovenmuehle Mortgage Inc. is relocating and expanding its corporate headquarters to Park Center from Schaumburg, Illinois. Dovenmuehle is the nation’s oldest and largest residential mortgage subservicing company.


WarmlyYours is also relocating and expanding its corporate headquarters at Park Center. WarmlyYours is a Honeywell licensee and the leading provider of floor heating systems in North America.


Freescale Semiconductor is centralizing its Chicago Suburban operations at Park Center. Freescale Semiconductor, which is based in Austin, Texas, engineers and designs integrated circuits for electronic equipment and products.
