Sperry Van Ness negotiated the recent sale of Town Center West, a four-building, 83,433-square-foot retail property in Signal Hill, Calif.

The value of the transaction was approximately $18.6 million.

Originally built in 2000, the grocery-anchored retail center, which is located at 1600-1898 E. Willow and 2599 Cherry Ave., is situated on 7.6 acres. It was 100 percent leased at closing, with 90 percent of the center occupied by tenants including Food 4 Less, McDonalds, Chevron, Nextel and Starbucks.

Los Angeles-based Samantha Marketplace LLC purchased the property from Manhattan Beach-based Town Center West LLC.

Irvine, Calif.-based Sperry Van Ness is one of the largest commercial real estate investment brokerage firms in the United States with more than 600 advisors in 35 states.
