ProLogis recently announced it has signed two tenants to leases totaling more than 521,000 square feet at ProLogis Park Mesquite, an industrial park it operates outside Dallas.

The total value of the transactions was not disclosed.

BISSELL Home Care, a manufacturer of vacuum cleaners and other products, has leased more than 260,000 square feet at the park, located in the city of Mesquite five miles east of Dallas’ central business district. BISSELL will use a newly developed building at the park as a regional distribution facility for its floorcare products. BISSEL also leases space from ProLogis in Reynosa, Mexico.

Prime Distribution Services Inc., a third-party logistics provider based in Indianapolis, has also leased more than 260,000 square feet from ProLogis in the same facility, which will serve as the company’s southwestern distribution center.

The new leases bring the occupancy rate at the park to 100 percent, according to a press statement. The park opened in 2003 and can accommodate an additional 439,000 square feet at full build-out.

“Industrial occupancy rates in Dallas continue to improve, net absorption is steady, and customer demand is trending toward larger facilities,” said Rob Huthnance, ProLogis first vice president and market officer. “Dallas offers numerous advantages as a distribution hub, including easy access to markets throughout the south-central U.S. and Mexico, a low cost of living and a strong labor pool…”

ProLogis is a provider of distribution facilities and services with 388.6 million square feet owned, managed and under development in 79 markets in North America, Europe and Asia as of March 31, 2006.
