More than 145,000 square feet of industrial and R&D space recently changed hands in California deals brokered by NAI BT Commercial, the company announced this week.

In the first deal, Gee-Aspora LLC sold the Alameda Technology Center in Alameda, which is located at 1275 Harbor Bay Parkway. The buyer, Ellis Partners, acquired the three-building, 70,070-square-foot research and development project for an undisclosed price. At the time of sale, the property housed the corporate headquarters of UTStarcom Inc., a manufacturer and seller of wireless telecommunications products.

In the second transaction, a private investor purchased a 75,000-square-foot industrial building in Bakersfield for a price of approximately $5.4 million. The property, located at 2201 E. Brundage Lane, was sold by The Paxton Cos. At the time of sale, the site was occupied by Slakey Brothers, which specializes in the sale of heating, cooling and plumbing supplies.

The building features 8,000 square feet of office space, 10 grade-level doors, two dock-high doors, sprinklers, and a clear height of 22 to 24 feet.
